Mesa area REALTOR/Appraiser talks value! It's not always easy to arrive at an accurate value for a home. There are many factors to look at, compare & analyze in relation to the market & what typical buyers are looking for & paying for. There is no valuation training required or usually even offered in real estate school & so most agents just have to practice for a while until they kind of figure it out. They may list properties too high and watch them sit on the market for too long, & then have to try and get a price reduction, but how much of a reduction? Some may list too low & sell the house in a day, oh no, maybe the seller could have gotten more. It's not their fault, they work hard & mean well, but no one taught them how to value a home for it's correct & highest selling price. Most offer what is called a CMA (comparative market analysis) which is done pretty much automatically by the MLS. It often fails to consider & analyze some significant features to value & can be significantly wrong. The banks sometimes use these automatic valuation models & find them often inacurate. So if you want an accurate value opinion, do you pay $300 or more for an appraisal? You could, but even there you would want to get a seasoned appraiser with a good amount of experience. We have heard war stories about the problems in our market due in part to the use of green appraisers.
