Let me be very clear. These are not the generic CMA reports you get from most agents. I use several detailed analytical tools such as the Cromford report & the Fannie Mae Market Conditions report analysis to inform you of the trends taking place in home sales in your area. This can be critical in staying ahead of your competition or in just being well informed about your real estate options. Besides my 10 years as a REALTOR, I have also spent more than 10 years as a real estate appraiser/market analyst, & will be sharing some of my experience & insigts here on this page. Both buyers & sellers can benefit by the use of these reports. Once a buyer knows what neighborhood they are interested in, these reports can hone in a good idea about actual sales prices & how they might differ from the list prices which are often higher. Having this information can help a buyer know a good & realistic offer price.
As of 10/7/09 for Mesa AZ shows us a lower supply of listings than we have seen in recent months which has translated to what appears to be a flattening off of the price declines seen earlier this year & last. I'd say I've seen some segments of the market actually increase slightly in the last few months. However, there are still 1,771 current active listings, which should still provide a nice selection for any prospective Mesa home buyer.
The Median single family home sales price was $144,464 7 - 12 months ago & $132,000 4 - 6 months ago, but shows a flattening at $130,000 in the most recent 3 months.
With the lowered supply we have seen listings staying on the market fewer days, with a decrease from 7 - 12 months ago of 78 days avg. to an avg of only 42 days now.
While the Current Median Sales price was calculated at $130,000, it should be noted that the median single family home list price during the last 3 months shows up at $155,000. Given the large range in price differences found in Mesa, it should be noted that the typical house is probably not going to see a $25,000 difference between list & sale price, & the difference can also vary significantly with the accuracy of the list price itself. They also calculated that of the houses sold in the last 3 months, sales price was nearly 100% of the price the house was listed for at the time of contract. So, we see that many current listings appear to be overpriced & will probably have their price reduced before or in order to sell.
Overall I see our current market, with all the distress sales found out there, but with some good signs also being seen, as Variable clouds with periods of sunshine.
